FIRST NOTICE OF ANNUAL MEETING AND ELECTION OF DIRECTORS FOR

LOFT DOWNTOWN II CONDOMINIUM ASSOCIATION, INC.

Dear Unit Owner:

This letter shall serve as the First Notice to Owners of the Election of Directors of the Association which will take place at

the Association’s Annual Meeting to be held on Wednesday, May 16, 2018 at 7:00 pm, in The Association’s Clubroom

located at 133 NE 2

Avenue Miami, FL 33132.

The purpose of this meeting is to elect a Board of Directors and to transact any other business authorized by the members

at such Annual Meeting. To meet the requirements of Florida Statute 718, any eligible person desiring to be a candidate

for the Board of Directors must submit a written notice of their intention to seek such a position to the Association no later

than forty (40) days prior to the scheduled election.

Eligible persons must be a natural person at least 18 years of age, current in their Association fees, and must have never

been charged by information or indictment with a felony, theft, or embezzlement offense unless such felon’s rights have

been restored for at least 5 years as of the date such person seeks election to the board. A background check and review of

Unit Account Status will be conducted prior to accepting candidates and placing them on the ballot.

Prior to the Annual Meeting and Election, you will receive a Second Notice with a package including a Ballot which shall

list the names of the eligible candidates. Any candidates desiring to seek election to the Board of Directors must provide

notice by completing the enclosed Intent to be a Candidate Form. The Intent to be a Candidate Form must be

submitted no later than Friday April 6

, 2018 at 5:00 PM.

You will be provided with a confirmation of receipt of your “Notice of Intent to be a Candidate” within (5) days from

receipt of same. If you do not receive this confirmation, please contact Melissa Diaz, Property Manager at (305)704-

7638.

Although not required, but highly recommended, a candidate may submit information about themselves on a one

page/one-sided (8 ½” x 11”) information sheet describing his or her background, education, qualifications, and any other

factors deemed relevant by the candidate. This information will be mailed with the Ballots. If a candidate wishes to submit

an information sheet such sheet may be returned along with the Intent to be a Candidate Form or if such sheet is submitted

separately, it must be received by the Association no later than 5:00PM on Wednesday, April 11th, 2018.

The described forms and information sheet must be submitted in accordance with one of the following method(s): (a) by

certified mail, return receipt requested; or (b) by personal delivery to the Property Manager, Melissa Diaz; or (c) or by

regular U.S. mail. Personal delivery will only be acknowledged if a receipt is issued by the Association acknowledging

delivery of the Candidate Intent Form.

The Intent to be a Candidate Form and the Information Sheet are to be submitted to the Association at the
